Tenancy set up fee £425 which includes:

  • Marketing your property across major online portals
  • Hosting property viewings for interested tenants
  • Screening and selecting suitable tenants
  • Drafting and executing all necessary legal agreements
  • Creating a comprehensive inventory and condition report
  • Managing tenant move-ins and move-outs
  • Collecting and registering the security deposit with the government-approved scheme
  • Providing a rent collection service
  • Supplying an annual financial statement for landlords
  • Arranging property repairs and maintenance as needed
  • Performing routine inspections every six months (additional visits may incur extra charges)

  • Our Let Only Service provides a comprehensive solution for landlords seeking to market their property and secure suitable tenants. The following services are included:
  • Full Marketing and Advertising: Your property will be actively marketed and advertised, including listings on major property portals to maximize exposure and attract potential tenants.
  • Accompanied Viewings: We will arrange and conduct viewings of your property for all interested prospective tenants, ensuring their questions are answered and presenting your property in the best possible light.
  • Finding and Vetting Tenants: Our team will identify prospective tenants and carry out thorough vetting procedures to ensure suitability and reliability.
  • Preparation of Legal Documentation: All necessary legal documentation will be prepared, reviewed, and signed to facilitate a smooth and compliant tenancy agreement.
  • Inventory & Schedule of Condition: A detailed inventory and schedule of condition will be created to document the property's contents and state at the start of the tenancy.
  • Tenant Move-in and Move-out: We will oversee the move-in process for new tenants and coordinate move-out procedures as needed.
  • Collection of First Month’s Rent and Deposit: The initial rent and security deposit will be collected, with the deposit protected via the Tenancy Deposit Scheme (TDS) as required by law.
  • Statement of Account to Landlord: A detailed statement of account will be provided to the landlord, outlining all financial transactions related to the tenancy.
